A Hackney Terrace and a Bromley Semi Need Different Roofers' Eyes
Many inner-London streets contain Victorian and Edwardian terraces, sometimes with a butterfly roof hidden behind a front parapet. The valley gutter in the middle carries all the water from both slopes to an outlet at the back, and when it blocks or the lead splits, the leak shows up in the top-floor ceiling. Party-wall chimney stacks with six or eight pots, slate back-addition roofs and flat-roofed rear extensions complete the picture.
Further out, in boroughs such as Bromley, Harrow, Havering and Sutton, interwar semis with hipped tiled roofs, bay windows and detached garages are more common. Access, Licences and Neighbours
Roof work in London often comes down to access. Scaffold that stands on the pavement or road needs a licence from the borough, and parking bays may need suspending for deliveries and skips. On terraces the roof, gutter and chimney are often shared, so work may need to be agreed with next door, and some jobs fall under the Party Wall etc. Act 1996.
Large parts of London sit in conservation areas, and some streets have Article 4 directions restricting changes to roof materials or roof windows on the front slope. Check the property restrictions with your borough before changing materials or adding a rooflight; even repairs to a listed building can need specialist consent advice.
A Repair Should Address the Cause
Fresh sealant may hide a split flashing for a while without solving the movement behind it. A useful inspection looks at how water leaves the roof, the state of fixings and the junctions around dormers, chimneys and party walls. Ask for photographs showing why the proposed work is needed, especially where you cannot see the fault from the ground.
A roof over a kitchen extension may need a felt patch, an EPDM seam repair or work around a rooflight. If its deck is wet or soft, the scope changes. Likewise, a new garage covering needs sound supports; older corrugated sheets should be assessed for possible asbestos before removal is planned.
